Every vacant day is lost rent, so a turn is scheduled for the day after the move-out inspection and finished inside the make-ready window the manager sets. Painting sits in the middle of that window: after maintenance has fixed what is broken and before the cleaners and the final walk, so a late painter holds up everyone behind them. When a touch-up is enough and when it is not

A touch-up is enough when the walls are only lightly marked and the property uses one colour and sheen everywhere, because flat paint can often be touched up locally without repainting the whole surface. A unit with nail holes, a few scuffs and furniture rub on one wall rarely needs more than patching and spot paint.

A full repaint is the better call in four situations, and the walk records which one applies so the manager can see why:
