Every painting service we offer

Our team provides a surface-by-surface inspection, delivering a coating system matched to stucco, block, wood or metal for both residential and commercial projects. We write the product data for every surface into your estimate, so you can see which primer and which finish go on each wall, rail and board before any painting starts.

From spotting efflorescence on a block wall to repainting every room, door and ceiling in a house, our team handles every detail. Serving Temecula, Canyon Lake and Rainbow, we match each symptom to the service built for it instead of selling one generic repaint.

Start with the surface you are looking at

The surface decides the coating system, so one colour carried across stucco, block, wood and iron is really four different products with four different preps. Pick the material first and the right service follows.

Stucco walls

Stucco is the dominant exterior on homes and commercial buildings in warm states like California. Portland cement stucco is hard and brittle and can crack when its base moves, so it needs crack repair and a choice between a breathable acrylic and a thicker elastomeric coat. That is the stucco and elastomeric coating service.

Block and slump stone walls

Concrete masonry units are porous, and they pull water, salt and paint into the block. Perimeter and yard walls get their own service because they need masonry primer and are priced by the length of the wall.

Wood siding, shakes and trim

Wood moves with heat and moisture, so boards, shingles, fascia and rafter tails need repair, back-priming and a coating that flexes. Lap and panel siding, cedar shake and the exterior trim sequence are each handled by their own page.

Decks, fences and pergolas

Wood stain soaks into the fibres and leaves the grain visible, while paint sits on top as an opaque film. Horizontal decks, vertical fences and overhead pergolas each wear differently, so they share one staining service.

Iron and steel

Railings, gates and balconies fail from rust at the welds and joints. They need rust removal, metal primer and enamel, or a decision to send pieces out for powder coating.

Concrete floors and decorative plaster

A garage slab takes an epoxy system rather than paint, and a polished plaster wall of slaked lime and marble dust is a trowel finish rather than a coating. Both are specialist services with their own prep.

Symptoms and the service each one points to

What you can see on the property usually names the job before anyone climbs a ladder. Use the list below to find your page.

  • White powder on your hand when you wipe a wall: chalking from ultraviolet breakdown, handled by exterior house painting or, on stucco, the stucco coating service.
  • A white, crusty bloom on block or stucco: efflorescence, salt carried out of the wall by water, which points to the block wall or stucco page.
  • Hairline cracks across the stucco: a candidate for elastomeric coating after the cracks are filled.
  • Peeling or split paint at the eaves, fascia and rafter tails: part of the exterior repaint sequence.
  • Swollen, soft or split siding boards: wood siding repair and painting.
  • Brown streaks bleeding through shingles: tannin bleed on cedar shake, which needs a stain-blocking system.
  • A silvery gray fence, deck or pergola: weathered wood that needs cleaning, brightening and stain.
  • Orange rust bloom on railings or gates: wrought iron refinishing.
  • A faded front door or garage door, or a compliance letter from your association: front door and garage door painting.
  • Scuffed baseboards, chipped casings and sticky doors: trim, baseboard and interior door painting.
  • A cottage cheese texture or water stains on the ceiling: popcorn ceiling removal, with an asbestos test first.
  • Worn, greasy or dated kitchen cabinets: cabinet painting and refinishing.
  • Hot tire marks or peeling coating on the garage floor: epoxy garage floor coating.
  • A listing date, an inspection or a move-in coming up: pre-listing and move-in painting.
Two-story stucco house mid-repaint, the upper storey fresh warm grey and the lower storey still faded peach, an aluminium extension ladder against the wall and drop cloths over the shrubs.

Inside the home: rooms, trim, ceilings, cabinets and plaster

Interior work splits into five services because each surface is prepped and finished differently.

  • Interior painting covers the walls and ceilings of the rooms you live in, with sheen chosen room by room and drywall patched before the first coat.
  • Trim, baseboard and door painting is enamel work: caulked joints, a smooth brushed or sprayed finish and a harder film that resists scuffs.
  • Popcorn ceiling removal starts with testing, because asbestos can be found in popcorn ceilings applied as late as the 1980s, then removes or covers the texture and brings the drywall to a paint-ready finish.
  • Cabinet refinishing degreases the boxes, takes the doors and drawer fronts off to be sprayed and puts a hard enamel back on the kitchen.
  • Venetian plaster, limewash and Roman clay are decorative finishes built in thin layers and approved from sample boards before a wall is touched.

If the house is going on the market or the furniture is about to arrive, the pre-listing and move-in service sets the scope around that date instead.

Outside: walls, wood, masonry, iron and floors

Exterior work is grouped by what the house or yard is made of, because inland sun and dry wind attack each material in its own way.

  • Exterior house painting runs the whole-house sequence: wash, repair, protect the tile roof and plants, prime, then fascia, trim and body.
  • Stucco painting and elastomeric coating deals with the wall itself: cracks, patches, chalk and the coating choice.
  • Wood siding painting repairs and repaints lap, board and batten and hardboard siding on older ranch homes and accent walls.
  • Cedar shake and shingle painting chooses between solid stain, semi-transparent stain and paint on gables and outbuildings.
  • Pergola, deck and fence staining renews the backyard wood that takes foot traffic, sprinklers and full sun.
  • Block wall painting covers perimeter and yard walls, including walls you share with a neighbour.
  • Wrought iron and railing refinishing handles balconies, stair rails and gates.
  • Front door and garage door painting treats the two doors that face the street.
  • Epoxy garage floor coating tests and grinds the slab before an epoxy and flake system goes down.
  • Wine country estate painting puts a main house, guest house, casita and barn on one schedule for larger properties.

Why the price changes from one surface to the next

Prices for painting services in Temecula differ mostly because of how much prep each surface needs and how the work is measured, by the door, the linear foot, the square foot or the whole house. A few typical ranges show the spread.

  • Trim, baseboard and interior door painting is typically estimated at roughly $200 to $1,500.
  • A front door or garage door repaint is usually estimated at about $200 to $900.
  • Popcorn ceiling removal and ceiling painting is typically estimated at roughly $300 to $3,000.
  • Block wall painting is generally estimated at about $1,500 to $6,000.
  • Kitchen cabinet painting and refinishing is typically estimated at roughly $3,000 to $12,000 per kitchen.
  • Venetian plaster and limewash are usually estimated at about $4 to $25 per square foot, depending on the finish.
  • A large wine country estate repaint is typically estimated at roughly $25,000 to $80,000.

Within any one service, the number moves with access and height, repairs found at the walk, colour changes, the number of sheens and the product grade. All coatings we specify must also meet South Coast AQMD Rule 1113, which caps the volatile organic content of architectural coatings, and that limits which products can go on a given surface.

Every figure here is an estimate from regional ticket ranges and is subject to change with materials and site conditions. Your written quote, prepared after we see the surfaces, sets the final price.

For boards, managers and owners: the commercial path

Boards, property managers and building owners buy painting with a bid package, a schedule and a scope document rather than a home estimate, so they have their own set of services. Start at the commercial painting page, which explains how a commercial bid is built, or go straight to the page for your property type.

  • HOA and community association repainting, phased street by street and funded from reserves.
  • Apartment complex and multifamily repaints on occupied buildings, with resident notices.
  • Unit turnover painting for vacant apartments between residents.
  • Winery, tasting room and event venue painting around guests and bookings.
  • Retail, restaurant and shopping center painting after hours or in phases.
  • Office, medical and tenant improvement painting inside a general contractor's schedule.
  • New home and builder painting by plan and phase.

Send the plans, the unit count or the reserve study, and the bid comes back built from them.

Colors and Finishes

The process

How a Painting Job Runs

Four steps, and no paint goes on until you have signed off on the scope and the colors.

  1. The walk

We go around the house or property with you, check the stucco, the trim and the existing coating, and note what inland sun, dust and dry Santa Ana winds have done to each elevation.

  2. The written scope

The prep, products, colors and dates arrive in writing. For a community or a commercial building the scope is split into phases, so every resident or tenant knows their day.

  3. Prep, then paint

Washing, scraping, patching and caulking come before any color, since that is what the new coating grips. Primer follows where the surface needs it, then the finish coats.

  4. The final walk

We walk the job again together before calling it finished, and touch up anything you flag.

Questions

Questions About Our Services

I am not sure which service I need. What should I do?

Call and describe what you see, or book a walk. Chalk, cracks, rust, peeling or stains each point to a different service, and we will tell you which one fits before anything is priced.

Can one estimate cover several services?

Yes. A single walk can price the stucco, the trim, the block wall and the iron gate together, with each surface listed as its own line so you can see what each part costs.

Is elastomeric coating always better on stucco?

No. It bridges hairline cracks well, but it is thick and less breathable, so on a wall that holds moisture a breathable acrylic can be the better choice. The walk decides it.

Do you test popcorn ceilings before removing them?

Yes. Asbestos can turn up in popcorn ceilings applied through the 1980s, so the texture is sampled and tested before any scraping is scheduled.

Should my fence be stained or painted?

Most fences are stained, because a penetrating stain soaks into the wood and does not peel the way a paint film can. Paint makes sense when the fence already carries paint or must match the house.

Do the coatings you use meet local air rules?

Yes. Temecula sits inside the South Coast AQMD, and its Rule 1113 limits the VOC content of architectural coatings. Every product we specify is chosen to comply.

Can you handle a compliance notice from my association?

Yes. Notices often name a front door, garage door, trim or wall. We price the named items, gather the colour and product details the committee needs and work to the deadline in the letter.
