Bonsall
Nearly all of Bonsall's residents live in rural areas, on ranch and equestrian properties where a barn, a hay shed and a long run of fence are part of the same job as the house. The Lilac Fire burned 4,100 acres around it in December 2017.

Temecula Premier Painting is a trusted painting company near Temecula, CA working across Riverside County, specializing in acreage property repaints, gated community exteriors and first repaints of tract homes. We offer outbuilding and fence line painting and lake-facing exterior repaints.
Our team provides route and access planning for each property, delivering a quote that accounts for the drive, the gate and the slope for both residential and commercial projects. We walk each site before pricing it, and the same crew that walks it comes back to do the painting with the written scope in hand.
From washing wildfire ash out of eaves and vents to repainting a ranch house, its barn and the fence line around it, our team handles every detail. Serving Temecula, Bonsall, Valley Center and Temescal Valley, we build each town's quote around the property in front of us rather than its postcode.
Why Temecula Premier Painting
The person who looks at your walls is the person you call back, from the estimate to the final walk.

Cities we cover
The ten towns we serve outside Temecula fall into three kinds of property: rural acreage, lake and gated communities, and master-planned tracts. Each kind changes a painting job in its own way, so the fastest route to the right page is to find the situation that matches yours.
Seven of these sit in San Diego County and three in Riverside County, and the county line changes very little about the paint. The property does.
On rural land the quote covers a whole site, not one house, and the outbuildings are often in worse shape than the home. Four of the towns on this list are mostly that kind of land, and each has its own fabric.
Nearly all of Bonsall's residents live in rural areas, on ranch and equestrian properties where a barn, a hay shed and a long run of fence are part of the same job as the house. The Lilac Fire burned 4,100 acres around it in December 2017.
Valley Center is entirely rural, at around 1,300 feet, with a warm-summer Mediterranean climate. Homes sit out in open sky with little shade, so colour choice and the time of day each wall is painted carry more weight than usual.
Rainbow is a small community of palm tree farms that serves as a gateway to Temecula on the south side. In October 2007, Santa Ana winds fueled a major wildfire there, and wind is still the variable that decides when a crew can spray and when it must brush and roll.
Fallbrook calls itself the Avocado Capital of the World, and many homes sit on grove estates with irrigation running close to the walls. The 2007 fires burned homes, commercial properties and outbuildings there, and the community holds a larger share of rented homes than its neighbours, so landlord repaints between tenants come up often.
Hidden Meadows is hillside country on rocky lots near Escondido. Ladder footing, staging and carrying material up and down slope decide the crew plan and much of the cost.
Three of the towns put rules and gates between the crew and the wall, and the approval paperwork comes before the paint.
Canyon Lake is a city and gated community wrapped around a reservoir of about 525 acres with nearly 15 miles of shoreline. It began as a master-planned community in 1968 and incorporated in 1990, and the Canyon Lake Property Owners Association runs the private streets and community rules. Crew access through the staffed gates, lake-facing walls and dock structures are all part of the plan.
Lake San Marcos is a resort community around a reservoir formed by a concrete dam built between 1946 and 1951, governed by the Lake San Marcos Community Association. Much of its housing is older, and many owners are retirees who are home through the day, which shapes how containment, noise and access are handled.
Temescal Valley sits at 1,138 feet under the Santa Ana Mountains, and the gated Sycamore Creek master plan there is run by a homeowners association. The architectural approval of a colour scheme sets the start date, and summer heat shapes the daily schedule after it. California Civil Code section 4765 requires an association that reviews exterior changes to decide in writing and to explain any denial, so we put the product and colour details together for the application before any paint is ordered.
A tract home and a 1970s house need different starting points, even when they are the same size.
French Valley grew fast under the French Valley Specific Plan, Riverside County's Specific Plan No. 312, with master-planned communities such as Lennar's Amber Valley. Its homes are now reaching the first repaint of a builder finish, which usually means matching the street, fixing builder-grade caulk and choosing a better coating than the one the house was delivered with.
Harmony Grove Village is a newer master-planned build in a fire-prone area, where the 2014 Cocos Fire destroyed homes, and the proposed village expansion lies in a CalFire Very High Fire Hazard Severity Zone. The paint is young, so the prep is driven by ash in eaves and vents rather than by age.
Lead was banned from household paint in 1978, and the EPA's Renovation, Repair and Painting rule covers paid work that disturbs paint in homes built before that year. On the older houses in Lake San Marcos, and on any pre-1978 home elsewhere, we test first and follow lead-safe work practices such as containment and careful cleanup.
Distance and access are real line items in an estimate outside the city, alongside the usual square footage, repairs, colours and product grade. Driving times from Temecula's Old Town run from about a quarter of an hour to Rainbow and French Valley to roughly three quarters of an hour to Lake San Marcos.
Any figure we give on the phone is an estimate and subject to change once the property is seen. The written quote from the site walk sets the final price.
Murrieta borders Temecula on the north and is largely residential, a bedroom community whose tract homes are very close to ours in age and build. It does not need a separate page, because the homeowner and association pages already describe how those houses are painted.
The same goes for the other towns between here and the lake country that are not listed above. Call with your address and we will tell you which page describes your property and whether the drive changes the estimate.

Questions
The drive is priced into the estimate rather than added as a separate surcharge, and it matters more on a small job than a large one. Your written quote shows it.
Yes. On acreage in Bonsall, Valley Center or Fallbrook, the house, barns, sheds and fences can go on one schedule, each priced as its own line so you can choose what to include.
We arrange gate access with you before the start date, following the property owners association's contractor rules, so the crew is expected at the staffed gate on each workday.
Yes. We assemble the product, sheen and colour details the architectural committee asks for, and wait for its written decision before ordering paint.
Ash and soot are washed out of the eaves, vents and textured walls before priming, and that cleaning is written into the scope as a separate step.
Any house built before 1978 may, and several towns around Temecula have older homes. We test before disturbing paint on those houses and follow lead-safe practices.
Yes. On windy days the crew brushes and rolls instead of spraying, covers nearby vehicles and plants, and moves to sheltered elevations first.
